Masterplan Vision

The masterplan brings together three new distinct neighbourhoods – Mell Square, Drury Gardens, and Poplar Yard – each designed to play a different role in the life of the town centre. From new green spaces to places to meet, shop and spend time, they come together to create an active and balanced community.

We’ve worked in partnership with Solihull Council – and other town centre partners – to develop an ambitious and sustainable masterplan for Holbeche Place.”

Mell Square

Mell Square will remain and will form the civic heart of the Holbeche Place, creating a high-quality public space where people can meet, relax and spend time together. Set between the High Street and Warwick Road, it will bring homes, cafés, restaurants and shops into a single, connected walkable destination.

Plans for Mell Square are still being developed and will be shaped through community engagement as part of Phase 3 in 2027.

Mell Square: Nature in the centre

Greenery will play a central role in shaping the square. Existing trees will be carefully retained and complemented by new planting, creating a softer, more natural setting within the town centre. Rain gardens and landscaped areas will add colour and variety across the seasons, while also supporting a healthier, more sustainable environment.

Mell Square: A place to play

At its heart, a water feature is proposed in a nod to Mell Square’s past and well loved fountains, offering a focal point that can be enjoyed by all ages. As well as strengthening the identity of the square, it introduces opportunities for informal play and interaction, while still allowing the square to be used flexibly for events when needed.

Mell Square: Flexible entertainment

The square is proposed as a flexible and active space capable of hosting markets, events and community activity, while its edges support spill-out from surrounding food, drink and leisure uses. This allows the space to function successfully both during the day and into the night, forming a key part of Solihull’s wider cultural offer.

Drury Gardens

Drury Gardens will offer a quieter, more residential setting within Holbeche Place, centred around a new public garden. The future design of Drury Gardens is still being developed. We will be working with the community to explore ideas and shape a shared vision for this new green space as part of the community conversations for Phase 3 in 2027.

Drury Gardens: A garden for all ages

At its heart, Drury Gardens will be a green and accessible space framed by planting and rain gardens, bringing a quieter, more natural character to the town centre.

Designed with families in mind, Drury Gardens will include natural play features and spaces for children of all ages, alongside areas for gathering and socialising.

Drury Gardens: A place to play, meet and unwind

Set just off Drury Lane, it will provide a calm and welcoming space where residents, visitors and those working nearby can relax, meet and spend time outdoors.

Drury Gardens: A residential focus

Overlooking Drury Gardens will be a new residential neighbourhood, offering a balance between town centre convenience and everyday comfort. Residents will be moments away from the energy and activity of Holbeche Place, yet be able to enjoy a quieter setting designed for modern living.
